About this listen

When I first entered the real estate business more than fifty years ago, the landscape was dramatically different. Marketing a property often meant placing a sign in the yard and running an ad in the local newspaper. We didn’t have the tools, technology, or marketing platforms available today. Despite these limitations, I learned early on that success in this industry hinges on one fundamental truth: people still need homes, and real estate professionals who understand how to serve their clients can achieve incredible results, no matter how much the business changes.

Over the course of my career, I have had the privilege of owning and growing three real estate firms. Each of these firms was built on a foundation of trust, relationships, and most importantly, teamwork. I’ve always believed that the strength of any real estate operation is in its people, and my most rewarding experiences have come from recruiting and developing talented agents. Working together, my teams and I consistently outperformed expectations, year after year.

At this writing I am now 75 years old and somewhat (mostly) retired. But in my most productive year as a team leader, my team and I closed more than 300 transactions. This was no accident—it was the result of strategic planning, shared goals, and a commitment to excellence across every aspect of the business. Closing over $100,000,000 in sales in my last three years of active involvement, primarily in single-family homes, speaks to the effectiveness of this team-oriented approach. Real estate may be a competitive industry, but when a group of individuals works together, leveraging their collective strengths, the results can be astounding.

The real estate business is not a solo sport. While individual effort is crucial, there is immense power in teamwork. I’ve seen agents thrive when they are part of something bigger, when they can rely on each other for support, insight, and encouragement. Building a successful real estate team requires more than just assembling a group of agents. It requires leadership, vision, and a commitment to helping every team member reach their full potential. The goal is not just individual success, but shared triumph.

In this book, you’ll learn what I’ve discovered over decades in the business: that the right team structure, clear communication, and a focus on collaboration can elevate a real estate operation from good to great. Whether you’re an experienced agent or just starting out, the principles of team building in real estate are timeless. I’ve seen firsthand how a well-constructed team can thrive, adapt, and grow, no matter what challenges the market presents.

“The Collective Edge: How Real Estate Teams Thrive and Grow" distills the knowledge, strategies, and lessons I’ve learned from a lifetime in real estate. I’m confident that this book will not only inspire you but give you the practical tools you need to create a winning team of your own. This industry will continue to evolve, as it always has, but one thing will remain constant: the power of people working together. The ideas in this book are a testament to that truth. These chapters should show you the great possibilities of developing and managing a real estate team. By doing so, you'll accomplish new degrees of achievement that need a collaborative edge
