  • FHA To Count Room Rent As Income?

    Welcome back, Dreammakers, to Today in Mortgages! In this episode, hosts Michael and Richard talk about the FHA's proposed rental requirements. Today's article: "FHA proposes looser Boarder Income Requirements for Qualifying" says the FHA realizes it needs to use all income streams to help qualify first-time buyers, and rental income is one of them.

    The FHA is allowing 12-month rental income history, down from 24-months. However, the way the the proposal is worded sounds like you need to already own a home. The ideal situation is that your roommate will live with you, and you can use up to 30% of your income thru rent to offset the mortgage. We don't know what it will end up looking like, but we are glad the FHA is starting to realize they need to find new ways to help first-time homebuyers afford homes.

  • Trump’s Housing Agenda

    Welcome back, Dreammakers, to Today in Mortgages! In this episode, hosts Michael and Richard talk about the new president and new policies. Today's article is from CNBC: "Here's what the trump presidency could mean for the housing market, experts say" talks about what President Trump plans to do to fix housing. First we can expect, deregulation to increase affordability, however, in some areas of the country this won't help very much, only 10% compared to 25% like the article mentions. But we could all really use building timelines to be much quicker with new homes taking up to three years to build.

    The second point in the article talks about the impact of homebuilding workforce; 30% of the construction industry is immigrants. If immigration gets a crackdown that could negatively effect building costs if builder have to pay U.S. workers more.

    The final point we are looking at is tariffs. The U.S. is the number one importer of lumbar, and tariffs could make lumbar prices rise. Hopefully the campaign will look at tariffs strategically to keep lumbar prices low.

Today's article is from CNBC "Mortgage rates surge higher on Trump victory, causing housing stocks to fall." Post election we saw a slight rate bump, Trump's campaign said they would give tax cuts and would put tariffs on imports, which initially would cause inflation. We don't think the election played into the Fed rate cut, and going into December, we are still anticipating one more rate cut this year. There are so many things happening right now with the election, that it's hard to predict if those factors will effect rates. These things just aren't always predictable, but we as mortgage professionals should be prepared for anything.. lower rates, higher rates, refinancing... be prepared!

  • Post-Election Rate Cuts?

    Welcome back, Dreammakers, to Today in Mortgages! In this episode, hosts Michael and Richard talk about what we can expect with the next rate cut. There is another fed meeting later this week, and CBS News' article asks "What will happen to mortgage rates after this week's Fed rate cut?" We are all expecting a 25% basis point rate cut, but unfortunately that is already applied to most mortgage rates, which is why we haven't seen a drop in mortgage rates. We don't think the rate cut will effect mortgage rates, but the election might. As the economy continues to grow and be as hot as it is, rates will likely stay elevated for longer. Hopefully that changes in 2025.

    As we talk to our borrowers about rates and where the market is going, just continue to do your research, and provide them with the latest information.

  • Soft Landing: What It Means for Housing

    Welcome back, Dreammakers, to Today in Mortgages! In this episode, hosts Michael and Richard talk about the state of home sales and inflation. The PCE came in right on target at 2.1%, where the Fed was expecting. This is one of the Fed's primary gages for inflation. Housing inflation has slowed a bit, and sales haven't increased as much due to affordability still being an issue due to these high interest rates. The Fed is shooting for 2%, but we are still at 3.6%. This article from Reuters.com says "U.S. existing homes sales slide to 14-year low; prices stay elevated" due primarily to interest rates being elevated.

    Our second article from National Mortgage Professionals says "Sales of new homes continued to increase in September." So existing homes have decreased but new homes are giving us a bump. Thankfully builders are building in the first-time homeowner price range. In light of the PCE report, the chances of an additional rate cut next month is 90%. And who knows how the upcoming election will effect housing. As mortgage professionals we just need to stay positive for our borrowers and clients. Listen in as we discuss this and more!
