About this listen

Do you want to maximise the return on your buy-to-let investment by managing it yourself? Then, you need to keep reading....

If you are looking at this book, it is likely that you recently bought your first BTL investment, or maybe you have decided to rent out your home and move to greener pastures. In any case, welcome to the private-rented sector!

When considering your BTL investment, you should be looking at the ability of the asset to provide you with a return. A significant expense for landlords can be the fees a letting agent will charge to let and manage their properties. These fees can be over 14 percent of the rent and can be avoided relatively easily with the right guidance.

It's not surprising then that in the latest English Private Landlord Survey, commissioned by the Ministry of Housing, Communities and Local Government, they found just over half (52 percent) of landlords did not use a letting agent. This makes perfect sense seeing as these same landlords viewed their role as a landlord to be a long-term investment to contribute to their pension (59 percent) or as an investment for rental income (47 percent) and thereby obviously wanting to maximise their investment return.

In this book, you will learn:

  • The cheapest way to find the perfect tenant
  • How to make sure your rent is always paid in full and on time
  • What you need to do to look after the long-term health of your BTL investment
  • The steps you need to take to evict a tenant and when it's a good idea not to
  • A simple calculation to determine if it's even worth your time to be a DIY landlord

Join just over half of all landlords who do not use a letting agent. If you want to have full control of your buy-to-let investment and manage it yourself, then you should listen to this audiobook.

Informative and Relevant!

I find the book informative as a Buy to let investors, and it gives enough information to control the entire investment. Getting decent tenants can be a challenge but the book provides insight on how to get them cheaply. Paying rent and having it on time was another challenge I face, but the book gives helpful tips on sorting this out efficiently. The book provides a guide on steps to evict a tenant, which I also find helpful. I will appreciate more information on HMOs as well.

Keep your investment safe

Lots of sensible practical advice is throughout. You might avoid some of the buy to let booby traps if you listen to this. I think this is especially valuable for people considering self-managing rental properties which requires a lot more from the owner.
Recommended reading for any landlord.

My path to freedom!

Cal... Man I wish I knew you earlier in life. This is hands down the most solid book I've listened to all year. I am obsessed with real estate knowledge but this book simply blows them all out of the water. The author is a silent heavy hitter who definitely will be a New York Times best seller one day. I am going to give a copy to my whole family because I can't imagine life without this knowledge.

Informative Resource

I came across this audiobook “How to Manage Your BTL: Your Guide to Being a Landlord With Proven Processes and Systems to Maximise Your Rental Property Returns“, which is great because I was open in trying to listen to something outside my fave genres. With this audiobook I am able to have a title I can listen to with regards to becoming a landlord and know the processes involved.

Very comprehensive!

If you're someone who already has buy-to-let properties, or someone who is looking to invest in a buy to let and manage it yourself, then I would definitely recommend this audiobook. It's very comprehensive and informative, taking you through all the steps from start to finish, from readying your property for being rented and marketing it properly, to finding tenants and even bookkeeping! Very helpful stuff.

A prudent and gainful manual.

This audiobook leads the way to access the parts that most of us are not aware of on rental property management. Became a great guide to choose the best tenants and manage them throughout the process. Instructions given here were smart and clear on maintaining thorough communication with the renters. Got a sound knowledge of rules and regulations that should be followed when running a property. I suggest that anyone who needs to be a professional landlord should listen to this audiobook.

A good detail guide

this is very complete guide that helped to create a clear view of what is needed in order to have a good renters business , gave me pointers to build the skills I need to work successfully in a area that I may have sub estimated other wise, even when it has being written for UK, and every state in the US has they own rules on this manner, this information will make it for a good start .

Irresistible listening

How to manage your BTL is an absolute joy to listen to. It takes you through the entire process of making sense of a buy to let. Expertly takes the listener from buying, knowing applicable laws, associations to belong to, how to find your ideal tenant, how you make a good landlord, what type of properties to lease and if furnished or not, how all that makes a difference on who rents from you, Vetting the tenants, managing repairs during the tenancy, doing the listing yourself or not and how to go about it, day to day keeping records for the business and much more. You are absolutely prepared for the pitfalls you are unlikely to avoid, but this book lays it bare. I am soo impressed at how much is covered in this book. If you are in the least bit interested in renting out, then you need the favor this book will do you in the long run.
