I found the perfect rental in the overpriced city I can’t quit. My only problem? The arrogant landlord is my new roommate’s best friend.
Max Burrows comes from one of the wealthiest families in San Francisco—and I come from one of the poorest. We have nothing in common. Max is tall, built, with chiseled good looks, while I struggle to keep stains off my blouse.
Under the guise of spending time with his friend, Max has been known to share embarrassing personal facts to potential suitors and steal my expensive chocolate.
The man is a nuisance. But the more I get to know him, the more I start to wonder if he’s intentionally driving men away from me.
And then I remember that his mother treats me like the help, and his ex-girlfriend is rich and beautiful, and she wants him back.
There is no way our worlds could ever come together. No way a man like that would take me seriously.
But the near kiss in the kitchen has me wondering if the attraction isn’t only one-way.
Landlord Wars is a grumpy-sunshine, cinderella story with a bit of enemies-to-lovers thrown in. This novel is a stand-alone romance guaranteed to give you all the feels, along with the grand gestures and happy ending you crave.

Zachary and Susannah are simply perfect together and their narration was just so amazingly good I did not want it to end!
Sophia gets the wrong impression of Max at first who is this broody billionaire and initially is horribly rude and arrogant towards her. She does not know though that he is only looking out for his best friend Jack who is subleasing and sharing an apartment with her.
At first it seems like they go together incompatible but when he slowly reveals that he is humble, has a big heart and is fiercely protective for those that he cares about she allows him in, and he is very persistent in in his pursuit of her. To him, she is a breath of fresh air and they eventually become inseparable.
His ex tries to sabotage his relationship with Sophia with his mother’s help, but only because his mom does not know that he ended things with his ex and is in love with his girlfriend. He helps her mother tremendously when she becomes ill and is then able to win Sophia back after a huge misunderstanding.
This is a light, funny, spicy romantic story with a wonderful HEA.
You will love it too!! <3
"I want to be with you, what happened at the ball was horrible and I’ll forever be sorry for my mother's actions and how I handled things leading up to that moment ....
"I love you Sophia, he said closing his eyes briefly. I made a mistake in not telling my parents about us sooner and I wish I could go back and do things differently “

Perfect Grumpy Billionaire Love Story!
Something went wrong. Please try again in a few minutes.
Sadly disappointed that he only narrated maybe 5 chapters of the whole book.
The female narrators voice drove me insane and i listened to it on 2.5 speed just got get through all her parts. Which was essentially 90% of the book.
The slowly moving story was mediocre at best.
Save the credit.
Just Ehhh
