About this listen

Penny couldn’t believe her luck when they first arrived at Oak Tree House, the grand country estate where she would be spending the week to celebrate her sister’s 30th birthday along with her mum and aunt. Guarded by two gigantic oak trees, the empty house stands alone within Oakdene, a quiet and desolate village. She ignores her mischievous aunt as she jokingly tries to convince them that their rented apartment is haunted the moment they step foot inside. Always rational, Penny tries to place logical explanations to unexplainable events that start occurring from the very first day. When these encounters become more and more frequent, and more terrifying, Penny cannot avoid it anymore. Someone, or something, is staying in the apartment with them and Penny needs to find out what it is and more importantly, what it wants from her?

Suspense from the beginning to end

A great chilly book to read that’s take you back and forth through time to put together prices of an old murder mystery.

time travel mystery

I was on edge as I listened, and hoping for a positive outcome. Penny was beyond brave and deserved a better ending than the author gave her. I'm truly disappointed in the way it ended. I voluntarily listened to a free copy of this and am giving an honest review. The narrator did a great job

Good, in a creepy sort of way!

I enjoyed this story. it was an easy listen... The Characters, both alive and dead, were interesting.. When the Dead can not speak for themselves... someone needs to listen. 😳

A scary ghost story

I loved this book. It is a ghost story, a haunted house story that gets scarier and grittier as it goes on. I thought it was very gripping and creepy. If you like scary stories, I highly recommend this one. The narrator was very good and you could feel the fear Penny was experiencing and the fear and desperation of Mary and Agatha. The horror and evil of the doctor was definitely projected also. Interesting ending...the kind of story that could be told around a campfire.

Suspenseful & Original

This audiobook is fantastic! My biggest disappointment is that the author doesn't have more audiobooks for me to listen to.

Many haunted house stories are stale and full of recycled material, but The House Beneath the Oak Trees manages to be a fresh and engaging take on a well-known plot. The characters are easy to relate to and my favorite character was definitely Anita, who brings some much needed levity to the story.

I would give this book a 4.5 but the performance by Ella Lynch pushes it to a 5 star rating. Her pacing is perfect and she manages to be suspenseful without becoming melodramatic. Also, this is a book I would listen to a second time which bumps up the rating for me.

One of the best endings in a haunted house book

Every now and then you get a story that for one reason or another you just absolutely love and that is this book for me. Between the narrator in the story I was obsessed and hope to find more by this author. As Penny, Felicia, their mom and their aunt Annette go on holiday. Their spirits were high they were excited and even drink a little champagne on the train only to get there and hit the cab driver wanting to get away from the address so bad he doesn’t even take up there and the real estate agent in such a hurry didn’t even give a tour. Once they look around it is an even the house they rented it doesn’t even have Wi-Fi reception and they are far from town with no connection to the outside world. And that is just the beginning of the weird that’s going to happen on this vacation. Aunt Annette love the scare, but what happens when she gets scared along with the other three. This is such a good book and I highly recommend it and I’ll bow I didn’t do it justice with my summary, trust me when I say if you love haunted houses stories you’re going to love this. They are staying in an apartment that is cut out of what was once a home and even though they’re supposed to be the Only residents that week, they hear footsteps above and Penny even thought he saw someone in the window upstairs. I’m going to stop trying to tell you the greatness of this book I’m not doing a good job just get the book it is so so good. I highly recommended and the narrator only adds to the story with the great narration. Not to mention the fantastic unforeseen ending.

Dark secrets come to life

The house beneath the oak tree was a fairly good book. Penny seems to uncover an old secret about the house, that takes her down a dark path. It kept my interest long enough to finish the book. Not my favorite story. The narration was done well, but I feel it needed more flare to hold my interest. This book was given to me free for my honest review. It is my opinion alone.

That ending 😯

This book was fantastic! All the twists and turns along the way made it hard to turn off! The characters are well developed and it’s easy to distinguish their different personalities and how the add to the overall story. The narration was superb, with excellent judgement of infliction and suspense. The story was original, and mystifying throughout the book. Great read!
