Publisher's summary

Is it an accidental pregnancy if it’s purposefully planned?

Autumn Kulis wants a baby. It’s that simple and that complicated because one thing stands in her way: She doesn’t have a man in her life. And at almost 40, she isn’t getting any younger. On a two-week trip to her brother’s lakeside cottage, a plan forms. Make a list of three men. Sleep with each of them. Allow nature to take its course.

Only, a certain someone gets in her way.

Logan Anders goes with the flow of life. Divorced, single dad, he works hard and occasionally plays harder. When his college roommate invites him to Lakeside Cottage for two weeks, he hadn’t remembered his best friend’s little sister being so hot. Nor was he a fan of her plan to find a baby daddy. He’s determined to make her list, then tear it to shreds leaving him the only man horizontal with her.

A crush revealed exposes the desire for her brother’s best friend and a simple proposition could be the second chance they both need to really live.

It’s The Big Chill of 2021, including a reunion of friends gone awry when someone wants to get pregnant and someone else wants to be the one to give her everything.

Welcome to Lakeside Cottage, a new adventure in over-40 romance and second chances at love by L.B. Dunbar.

Life always readjusts

Life always readjusts

LB Dunbar has a gift of storytelling. Her books are always so true, real and gritty. This story bring so many feels to life. The audiobook has dual narrators. I loved the voice for Logan but Autumns voice read a little slow for me so I just upped the reading speed. Cannot wait for the next story!

Great Book!

I’m so glad I discovered this author who writes about 40 something characters! Living at 40 is the start of a very promising series. As an older adult, I like to read romance books which have some reality of daily living included. Life doesn’t turn out necessarily the way we prefer. This author has made the characters real with important issues. All the characters are defined so well that I hope the series will include books on each of the 4 points.

The performers were excellent and definitely added to the experience

Be prepared to smile, laugh and cry while reading the story. You won’t regret purchasing this book!

A new group of LB Dunbar book friends to love

Living at 40 (Lakeside Cottage Series) - L B Dunbar
⭐️⭐️⭐️⭐️⭐️

L B Dunbar‘s new series has just dictated my reading requirements for the foreseeable future and the audio narration is on point

The Story of four distinctly different guys who form an unbreakable bond in college, brought together by Ben to reignite their friendship in their forties.
Two weeks together will see them rekindle their friendships and bring about huge changes for all of them. With the addition of the sub story of Autumn, Ben’s younger sister, chasing her dream to have a child, though single and with past romantic interests who have deceived her, the intertwined stories are full of honesty and emotions.

Ben, Logan, Mason and Zack are wonderfully crafted characters but it’s the relationship between Logan and Autumn, Ben’s little sister, that will have your emotional radar flaring. The narrators have honed these characters perfectly and deliver a heartwarming and at times gut wrenching story, beautifully crafted and delivered with L B Dunbar’s inimitable style and flare and narrated with such wonderful feeling.

I can’t wait to for more from this audio series.

Really enjoyed this one!

This was such a well-written story. The entire vibe between all the characters and the dialogue between them really pulls you in and makes you feel the closeness of this group of friends. Lots of feels in this one. Not just surrounding the romance and relationship between Logan and Autumn, but in the events that occur with the other characters, as well. SPOILER follows (stop reading here if you want to avoid a spoiler.) Having lost my husband at a very young age to cancer (27), that part of the storyline was tough, but very well done in my opinion. The reactions and feelings were believable from all angles, and pretty realistic based on my experience. There is a lot to love about this book. The story, the writing, the heat level, and the narration are all excellent.

Bring on the tears part 2

What an incredible read this was and captured all my feels. I found the characters so easy to relate to (given they are juts about my peer group) and I loved the connection between them all and how it almost felt like a John Hughes movie for adults albeit through a book. The slow simmer between Logan and Autumn and the bonds with all the friends created for an epic escape

There truly is so much going on in this read through al the emotions and I don’t want to let this one go. Thank goodness we have more coming with the other characters.

Beautiful Story

This a second chance at love story for later in life but not “old” couples.

This one was so beautiful. She is his best friends younger sister whom he knew well. He someone she had had feelings for years ago that never truly went away.

They came together under the guise of a mission and feelings blossomed into love ❤️

The love of friendship blossomed in this beautiful story also.

TW for talk of cancer and death but it is so beautifully handled

Narrated by Aaron Shedlock and Kelsey Navarro whom are both favorites of mine. Such talent and passion

Emotional Love

If the first time didn’t break me the second time did. This time it was a listen and Aaron Shedlock and Kelsey Navarro were perfect for these characters. I loved the emotion and depth they gave these characters. It was a pleasant listen and I loved every minute again.

This story was nothing like I expected. Nothing. This was more than a beautiful love story this was a story about living just like the title says. This was a story about living your best life with no regrets. It was about second chances and living in the moment.

I loved everything about this book from that first page till the last. This book will make you laugh and it will make you cry. It will fill your heart with love and joy.

Logan and Autumn fit together perfectly. What they both thought was a missed chance at happiness was right in front of both of them. I loved the depth this story had as well as the amazing characters.

This story gave you all the feels and more. It was realistic and emotional and just plain beautiful. I look forward to more in this series.

Great Story!💜

I enjoyed the reality of this story. It was well written with the struggles of getting older and having to make life changing decisions. Some were happy and others were sad but all were for a better life. It was funny, charming & heartbreaking but every aspect of this story was full of heartfelt emotions and the importance of lifetime friendships.
The narration was absolutely fantastic. Both narrators performed brilliantly. That said sometimes in duel narration, one narrator reads faster than the other so the flow of the story changed a bit. This did not change how much I loved this book and can’t wait for more. This is book 1 and can be read as a standalone.
I highly recommend this book.

Wonderful Story & Narration🎧 Gripping & Heartfelt!

I enjoyed this book immensely, it is an emotionally moving story, one that is memorable and will stay with me for a very long time. L.B. Dunbar is a gifted author with a wonderful writing style. She penned a beautifully written novel, the characters and storylines are interesting, realistic, easy to relate to, connect with and care about. The world building and character development in this book is phenomenal. I absolutely loved the friendships she created in this book, the camaraderie among them, as well as the family bond. I adored the two lead characters, Autumn Kulis and Logan Anders. The secondary characters are pretty amazing too. Autumn always crushed on brother Ben’s best friend, Logan, but he only saw her as his friend’s kid sister. He wound up breaking her heart when she made a pass at him, one he does not even remember. Fast forward to current day, her brother Ben invited his best friends, Logan, Mason and Zack, and their children for a two-week stay at their lake cottage. Anna, Ben’s wife, thinks it is a good idea for Autumn, who has been wanting a baby of her own, to pick one of them to father her a child and Anna announces this to all. Logan is drawn to Autumn and he finds himself feeling possessive when he thinks of her with one of the other guys, so he makes his claim, but Autumn has a few things to say to him first. Logan is attracted to Autumn he feels possessive when he thinks of her with one of the other guys, so he makes his claim, but Autumn has a few things to say to him first. This is not your ordinary romance novel, it is so much more, it features characters who are in their 30’s and 40’s and are already established in their lives. The story is beautifully plotted with drama, both family and relationship, some angst, some humor, lots of heartfelt and emotional moments and some hot romance. L.B. Dunbar, thank you for this wonderful story of love, friendship and living, thanks for the emotional rollercoaster ride too, I loved every minute of it.

🎧📚🎧 And for the wonderful narration, Aaron Shedlock and Kelsey Navarro are mega talented narrators and versatile voice artists. They did a stellar job bringing these characters to life, humanizing them, giving each their own distinct voice, making it easy to follow and tell who is who. Their portrayal of the characters was spot on, they had a complete understanding of each role they played, sounding believable that role and just as I pictured they would sound. They set the perfect tone for the story, captured all the character’s emotions and projected them into their performance. Both Shedlock and Navarro are entertaining storytellers and a pleasure to listen to. Thank you for another exceptional listen.
