Good overview, but meandering

provided some good tips and overview but was confusing at time who is intended audiance. the personal anecdotes were not always relevant to his points so felt like wasted time. could be more technical to help give insight on building a business. the early part of book had good overview of nonqm requirements and qualities. deserves more stats on market. I did learn some new things.

Great Book

Great book and provides the need to know foundation of non-QM. Very informative and has given me a path to success. highly recommend.

This information is "basic", but necessary. Should be required reading for any LO entering the non-QM space.

there is a reason he focuses on TX and it is smart

I started in the industry at the same time as fernando however I took a dofferent route. I felt like my sales training was incomplete so I became a funder with texas experience and then and underwriter and then fraud and compliance. my TX experience, due to 1997's addition of 50(a)(6) laws made me unique. with non qm being so now and texas being so unique in its REGULATION, he sets himself apart as a SME and that means more TX loans find him then he has to prospect for. not saying he doesnt cold call but how many non qm TX experts were here when this was written? I couldnt live in TX but I understand why he moved there. he gave you a lot of trade secrets in this book but not that one. but if trid 3.0 were to happen who knows, maybe the protections of texas homestead laws will be nationwide. it's a bit more complicated and it also stifles property values but in an age where people also depend on Apple devices to do the thinking for them in terms of tech, mortgage regulation should also protect them from themselves. there's a reason the Texas was not affected by the 2007 crash and it was the regulation of Texas Constitution section 50 subsection a subsection 6. however there is a more of a free market in every other state and knowledge of those specific Texas regulations is a very valuable asset.
