About this listen

Finding an experienced syndication sponsor matters now more than ever. By learning to select the right sponsors and properties, you'll find the best deals and mitigate risk during times of economic instability!

Want to invest in real estate but don't have the time? No matter your level of experience, real estate syndications provide an avenue to invest in real estate without tenants, toilets, or trash - and this comprehensive guide will teach you how to invest in these opportunities the right way.

Syndications are like the stock mutual funds of the real estate world - multiple investors passively invest into a fund, while a manager is responsible for picking the real estate and managing the portfolio. Author Brian Burke, a syndications insider with decades of experience in forming and managing syndication funds, will show you how to evaluate sponsors, opportunities, and offerings so you can pick the right sponsors and achieve the highest odds of a favorable outcome.

Inside, you'll learn:

  • The practical skills you need to understand income, cash flow projections, and investor waterfalls
  • How to find syndication investment sponsors and how to evaluate them for the best possible opportunities
  • Red flags to avoid and tricks that syndication sponsors don't want you to know
  • The biggest and most common underwriting mistakes that sponsors make
  • How various debt options affect risk and return
  • Typical sponsor fees and profit splits
  • The tax implications of syndication investments
  • How to measure alignment of interest, judge performance projections, and more!

Well-written and well-narrated. Easy to breeze through at 2x, and slow down for those sections that were new to me.
It starts with the most basic information for those new to commercial real estate and progresses with detailed and thorough explanations of complex situations and tax considerations that syndicate investors should know.
Highly recommended.

This is a superb book that allows beginners to learn the major facets of passive real estate investing with syndications. There are very few books (especially on audible) that delve into this topic. This book does an excellent job of doing just that. I will probably even buy the print copy in order to better understand some of the mathematical illustrations the author lays out. All in all, this was an excellent work!

Excellent book

Really good book! Complete and thorough. It centers around investing in syndications and funds, but offers a great perspective of how to properly set up and market syndications to potential investors.

altho this book is meant for future LP’s if your looking to be a future GP ( sponsor) ..you have to read this book…let me say that again you HAVE TO!….i read this book by having both the audio and physical book in front of me. i studied and made notes on the book as if i were studying for the MCAT’s , if you like seeing numbers that represent money like i do than you’ll love the charts that this book has , and when you finish this book..it will make you feel like saying “ i can be a syndicator” or “ i now know how to correctly invest in my first syndication “ . thank you brian for writing this book , you have giving me a whole new career to strive for

a must read book for all future LP’s and GP’s

If you’re looking to invest passively, this book is worth 10x more than the price of admission. The audible is fantastic and the narrator is good. There are a few chapters that having the book itself, would have been useful. I wish the author provided those chapters in pdf instead of just the tables. He does provide the underwriting chapters, but the waterfall chapter and debt chapters would have been really useful.

The best resource for any new investor
