Build a Rental Property Empire has been a hugely successful book for Mark Ferguson, who is a house flipper (almost 200 completed), landlord, broker, blogger, and influencer. Mark started with residential properties, but when the market became too hot and cash flowing became more difficult, he switched to commercial real estate. Reads like a homework assignment.

Written at a 7th grade level and reads like a class assignment. When you repeatedly cite “working on a framing crew at 14” as “construction experience” you run the risk of A) looking desperate for real experience; B) reinforce the 7th grade homework assignment theory; 3) simply an odd flex.
