About this listen
Disruption is all around us. Things are changing rapidly. The pace of change is quickening. You can feel it every day - in your personal life and in your work in the commercial real estate arena.
Best-selling author Blaine Strickland examines nine forces that he believes are poised to disrupt your world. You are already aware of some of the changes underway, and you'll find valuable insight into those changes. Other forms of change are less apparent, and Strickland alerts you to their potential for disruption.
In this audiobook, Strickland organizes these forces into three groups:
- The transformation of our clients
- The activities of the biggest players in the arena
- The demographic evolution of our work force
As you walk through these ideas with the author, you will find yourself alarmed, amused, challenged, and encouraged. You can use this information to measure, prepare for, and integrate the creative destruction that accompanies disruption. Strickland gained these insights over a lifetime in the industry while playing many different roles, and then he sharpened them through research, reading, attending conferences, interviewing key players, and exposing his ideas to focus groups. This is a unique set of ideas and recommendations, bolstered by evidence, anecdotes, and real-life examples.

Story
There’s a HUGE problem in the commercial real estate business that nobody is talking about - DUE DILIGENCE. Investors are leaving big money on the table by not learning these essential principles. Most investors, real estate brokers, and commercial real estate professionals barely scratch the surface conducting their due diligence. Mainly because "they don't know what they don't know". I’ve spent more than 30 years helping investors buy and sell more than 9 million square feet of properties and witnessed the practices of professional and small investors.

Story
Real estate shifts are easier to recognize than they are to acknowledge. One day job growth is beginning to stall and, seemingly overnight, vacancies are on the rise. Tenants start asking to downsize. Commercial property valuations level off. Negative news stories feed the worries of buyers and tenants. New development halts. Fear creeps in. Then, the market that was quietly losing ground goes into full retreat as tenant delinquencies turn into owner delinquencies and lenders sever lines of credit.

Real estate investors used to build wealth the hard way: slowly saving money and sacrificing their current happiness for a future reward. This method produces results in the long run but what if there's a better, more efficient way that works in years instead of decades? Buy, Rehab, Rent, Refinance, Repeat (BRRRR) is the five-part real estate investing strategy that makes financial freedom more attainable than ever: You buy a property under market value, add value with renovations, rent it out to tenants, complete a cash-out refinance, and then use that money to do it all over again.

This book will scare you, but prepare you.
When I bought the book I intended to read this over the course of a couple weeks since it is difficult to fit reading in to an already busy schedule. Well, that idea went out the window. I read it in one sitting. I couldn't help it because Blaine introduced ideas and concerns I had never contemplated about the future of commercial real estate. I'll say this, at first it scared me because the disruptions that Blaine introduces were all too realistic, especially when he backs it up with other industry examples. As a CRE practitioner myself you can either be scared and do nothing and pretend you didn't just read this book......or you can be figuring out how to capitalize on the inevitable disruptions coming to the industry. I plan to do the latter. I've read Blaine's other book, Thrive, so I knew Blaine would be writing some truly fantastic thought provoking material in Adapt. Blaine is a 30,000 foot thinker, he always has been. Everything I read from him leaves you putting a book down and saying to yourself, "holy crap, why didn't I think of that", or "yes, of course, that makes total sense." If you're in CRE, I highly recommend readying both his books or you could be left behind in this extremely fast moving industry.
